Home Inspections - New Construction

Buying a home? - Get a professional home inspection!

As a buyer's agent, I always recommend the services of a professional home inspector to thoroughly go over the property and provide a detailed report of items that need attention now, and might need attention in the near future. But what if you're buying a newly built home or condo? In the case of new construction, you might think it's not necessary, but that's not so.
There are a number of reasons why a home inspection is even more important when buying NEW. A typical inspection usually doesn't cover cosmetic items since the home has already been used. Yet with a brand new home, there may indeed be cosmetic defects that aren't immediately apparent, and who's going to point those out? In the case of new condos, there may be construction defects or deficiencies in the common area items that will affect the value of each unit. Since the warranty period for new houses and condos is limited, the buyer needs to be aware of this, and file any valid claims within this time. By hiring a home inspector for your new home purchase, you will get the extra service and be apprised of the process for protecting your warranty rights.
Don't skip this important step in the purchase of your next new home. For a list of certified home inspectors on Maui, please inquire here.

MAUI Shopping and Activities

KIDS & COMPANY on Maui

If you have kids on Maui, you probably already know about these 2 great stores that sell educational toys and things for kids. Their original store in the Maui Mall has now morphed into an art studio that's open every day with creative activities for both kids and adults. Mostly it functions as a pottery studio where you can design and create unique items to take home.

The owners are being creative and innovative by providing something that really works for kids and their parents. You gotta love that.

Besides being open each day, they are also available for private parties at night, and encourage adults to have theme parties where everyone can participate in the fun of being an artist. Baby showers, birthday parties and school field trips can now be really memorable.
If this sounds like something you and your kids would like, give them a call at 808 877-7819, or drop into one of the stores at the Maui Mall or Queen Kaahumanu Center, in Kahului. Tell them Georgie sent you!

East Maui Animal Refuge - Haiku Maui

There's a friendly sanctuary for injured and orphaned animals on Maui. It's the Boo Boo Zoo, or East Maui Animal Refuge, near 5 corners in Haiku. EMAR is an all-volunteer facility dedicated to saving and helping unfortunate fellow creatures, wild and domestic.

While waiting to see the vet, Sylvan Schwab holds a young injured deer that shares living space with him and his wife Suzie, along with many others. Goats, deer, pigs, birds, dogs and cats all find a safe haven at their home. Their work is incredible, and supported by tax deductable donations from caring people. If you would like more information, or to make a contribution, please contact them at:

Maui Film Festival - Part 2

GOOD LUCK CHUCK, from Lionsgate Films, played at the Maui Arts and Cultural Center's Castle Theater on the first night of the festival. We stood in line with our tickets, eager to see this charming comedy starring Jessica Alba and Dane Cook. A man announced that no small children would be allowed in due to the adult nature of the movie. Shortly after getting seated in the comfy theater, the feature began and we were told to stick around to talk with the director afterwards. The film was funny and entertaining judging from the crowd's reaction, and I laughed long and hard. The stars had a good chemistry and really make this movie work. True enough, director Mark Helfrich stepped out on stage to answer any questions from the audience. Turns out he grew up on Oahu, and this is his first time directing, after years of editing. It was filmed in Vancouver, Canada, and will be released worldwide late in Semptember, probably with an R rating. Go and see if it you get a chance.

Maui Film Festival - Wailea

The Maui Film Festival in Wailea begins this Wednesday with the opening-night reception at the Fairmont Kea Lani resort on Maui's south shore. Now in its 8th year, the festival will air more than 75 films, including about a dozen under the stars at the unique outdoor Celestial Cinema. Other venues include the Maui Arts and Cultural Center in Kahului, and SandDance Theater in Wailea. In addition to first run films from around the world, there will be many more activities for everyone, from Wednesday through Sunday. Enjoy listening to some Hollywood stars, attend a series of free film-making classes, or splurge on an array of culinary and dining events. Wailea is the perfect setting for this annual event that is really taking off.

Wailea is famous as a world class resort destination, with plenty of sunny beaches and golf courses. Many new condo developments are being built now to meet the demand. Kanani Wailea is putting the finishing touches on the landscaping and club house, and many of the detached homestyle condos are being offered. If you're interested in becoming a Wailea homeowner, please inquire here. I can email you the latest MLS listings and put you in touch with lenders.

When you're ready to buy on Maui, be sure to get some advice from a local. Call Georgie Hunter, your South Shore specialist.

Aloha from MAUI.

Palm growing on Maui - part 2

BETEL PALMS ON MAUI
If you have ever traveled the South Pacific and Asia, you may have come across the practice of chewing "betel nuts". It's an important cultural activity where the user gets a pleasant feeling from the chemical reaction caused by chewing the nut of certain palm trees (Areca catechu), in combination with a certain vine leaf and lime. This mildly euphoric stimulant is attributed to the presence of relatively high levels of psychoactive alkaloids.
Betel palms grow well in Maui's climate, and generally start to bear fruit at about the age of four to six years. They can produce clusters of nuts 2 or 3 times a year, and continue to produce fruits for 60 to 100 years.

Here are some young plants which have sprouted from nuts incubated in shredded coconut husk. These are almost ready to go into the ground. Betel nut cultivation could be a viable agricultural activity on a small island like Maui.

Palm growing on Maui

On Maui, all kinds of palm trees grow easily. Coconut palms thrive at lower elevations due to the mild climate and plentiful rainfall. They are so easy to grow, that you can just toss a coconut on the ground and forget about it. After a while, it will sprout, take hold and grow. The first few years it grows pretty slowly, but once a trunk starts to form, it really takes off. They can reach heights of about 70-100 feet. Tall trees are very popular additions to new developments in the resort areas.

Recently a neighbor of ours sold truckload after truckload, to be hauled away to Wailea on Maui's south shore. It was quite interesting seeing the process, as they excavated the root ball, and stacked the trees on the flatbed truck for delivery. Once delivered and planted, with proper care, they will leaf out and flourish once again. After about 1 year, the tree looks like it has always been there. It's almost instant tropical landscaping.

Off the Grid tips - water tanks

Maui Off the Grid tips for homeowners:

Water catchment is a system of storing water when other sources of water are unavailable. Here on Maui there are parts of the island that are not serviced by Maui County water mains. If there is ample rainfall, most homeowners have a system where they catch the water from a rooftop, and channel it to a storage tank. From there it's fed to the household plumbing, usually by means of a pump and pressure tank, though sometimes by gravity. These days the most popular tank is the Scafco brand, which is merely a modified grain storage container made of corrugated steel. They are relatively quick and easy to install and should last for years without any maintenance. This tank is placed on a concrete pad and has been primered and painted to blend into the surroundings. The capacity here is 12,000 gallons, which is more than adequate for our household needs.
