Home Inspections - New Construction


Buying a home? - Get a professional home inspection!

As a buyer's agent, I always recommend the services of a professional home inspector to thoroughly go over the property and provide a detailed report of items that need attention now, and might need attention in the near future. But what if you're buying a newly built home or condo? In the case of new construction, you might think it's not necessary, but that's not so.
There are a number of reasons why a home inspection is even more important when buying NEW. A typical inspection usually doesn't cover cosmetic items since the home has already been used. Yet with a brand new home, there may indeed be cosmetic defects that aren't immediately apparent, and who's going to point those out? In the case of new condos, there may be construction defects or deficiencies in the common area items that will affect the value of each unit. Since the warranty period for new houses and condos is limited, the buyer needs to be aware of this, and file any valid claims within this time. By hiring a home inspector for your new home purchase, you will get the extra service and be apprised of the process for protecting your warranty rights.
